By analyzing property performance by Region, MSA, Client and Ownership, we can instantly identify and recognize any key outliers and monitor predictive indicators to stay on top of property performance on a daily basis.

Property management divisions

multifamily property management - high-rise division

High rise apartment buildings are unique in their maintenance and operations. Laramar’s high rise division is dedicated to multifamily and mixed-use high rise properties. To specialize in this property type, Laramar has assembled a team of highly skilled individuals, both on the management and on the facilities side of the business.

Our high rise division tailors operating strategies on a building-by-building basis, based on national standards, local code requirements and each building’s unique attributes. We specialize in understanding and developing strategies for specific maintenance and operational issues including boiler systems, cooling towers, rooftop equipment maintenance and detailed security and evacuation programs. Additionally, the high rise division shares best practices from market to market, assuring that all of our properties nationwide are able to benefit from procedures and programs that are developed at the local level.

multifamily property management - small property division

Laramar has established a division specifically dedicated to smaller multifamily mixed-use properties. Our small property division showcases Laramar’s unique ability to bring an institutional level of customer service, management and resident programs to smaller properties. To capitalize on the continued and growing urbanization trend in major markets, Laramar developed a specialized management platform exclusively for small buildings to bring sophisticated, effective and efficient management techniques to a historically "mom and pop" industry. By assembling a concentration of smaller properties under one management team and central office, these smaller assets can now benefit form the level of service and operational efficiency usually reserved for larger properties. In addition, smaller properties benefit from the brand recognition of the Laramar name. Our small property division currently operates in Chicago, Denver, Los Angeles, Minneapolis and Tampa under the Local by Laramar brand.

Laramar's platform brings experience and operational expertise to these small buildings with differentiating programs such as rent optimization and lease expiration management, internet and social-media based marketing and buying power with national purchasing programs. All of these are designed to decrease operating costs, drive NOI, increase the quality of service and leverage technology for operations, marketing and leasing.

construction management

Laramar’s construction management division handles assignments from routine capital items to major construction projects. Due to Laramar’s national reach and volume of construction projects, suppliers are utilized on both a national and local level to ensure the most cost-effective pricing. Laramar leverages our nationwide network of construction professionals to ensure that each project is completed in a quality manner, on time and within budget.

Our team manages the project from start to finish, including budget development and pre-construction through project closeout. Laramar assists with vendor selection, coordination of material procurement and negotiation and administration of construction contracts. Additionally, we conduct a project-specific forensic investigation and preparation of specific design-and-scope of work documents and bid packages. Our team coordinates site-specific surveys for energy efficiency, lighting, water, mechanical, electrical, and plumbing systems, automation and consumption management, all with a common goal of enhancing revenue for each property we manage.

due diligence

Laramar has many active clients, and our dedicated due-diligence and takeover team is structured in their approach to deliver accurate responses and recommendations. They work side-by-side with the client through the acquisition process. We provide comprehensive services including exterior, common area and interior unit inspections; lease audits; financial audits; and coordination of all third-party environmental, engineering and other consultants. Laramar works with the client to create both operating and capital budgets for the property.

At each property, Laramar assesses the deferred maintenance issues to create a business plan customized to each property’s needs. Our operations team works with our due diligence and construction teams to execute that business plan upon takeover.
